west yas
West Yas is a residential community situated in the western part of Yas Island. The elite real estate stretches along the beautiful coastline that is also home to natural mangroves. The complex was completed by Aldar Properties, and as of Q3 2023, the project is ready-to-move-in.
The West Yas project consists of four residential areas — Waterfront, Mangroves, Valley and Village. Each sub-community offers luxury two-storey villas with different sizes and floor plans. The total number of residences in the master complex is 1,017.
Villas with 4–5 bedrooms are designed in a modern style with distinguished Arabic facade elements, and correspond to the latest eco-trends, including the facades of the residences being resistant to the external environment. Living areas of the villas range from a very generous 10,032 sq. ft to a huge 21,614 sq. ft. You can also buy land plots with an area of 10,000 sq. ft and build your own villa by the canal bank according to your own personal preferences.

The complex of West Yas is located in the centre of the entertainment, shopping and tourism destination of Abu Dhabi — Yas Island. The district is connected to the mainland of the emirate by an extensive road network. Residents of the community can quickly get to Sheikh Khalifa Bin Zayed St, and neighboring areas include Al Rahah and Zeraa Island. Abu Dhabi International Airport can be reached in about 15 minutes’ by car.
